What is an Appraisal Review?

An appraisal review is a process designed to determine the adequacy and relevance of the data in any appraisal or evaluation.

How is an Appraisal Review Performed?

The appraisal reviewer will assess the reasonableness of analysis, opinions and conclusions in the appraisal. The reviewer will also form an opinion as to the appropriateness of the methods and techniques used in the appraisal.

The appraisal reviewer should determine the priority of any minor adjustments to the data that do not affect the estimate of value of the real property. The reviewer, however, may not change the value of an appraisal or an evaluation through the review process.

The appraisal and evaluation review should be appropriately documented in the file. If the original appraisal or evaluation is deemed unreliable, a new appraisal or evaluation should be conducted.
